Mewstone Mortgage Advice began life in 2021, when two local lads, Mark and Nathan, started the business working out of Mark’s garage in Wembury. Since then, we’ve been fortunate enough to grow as we’ve helped the wider Plymouth and South Hams communities, and now we’re proud to say we’ve become a team of six. Charlie joined us in 2022, Mike became part of the Mewstone family in late 2023, Seb joined as a Protection expert early in 2024, and Kate, our office manager, came on board later that year.

We’re all raising young families in the local area, and our passion is simple—helping families in Plymouth and the surrounding areas achieve their dreams and making sure they’re protected with the best mortgage advice possible.

When we say we’re an independent mortgage broker, we truly mean it. Our reach spans the entire market, allowing us to connect with lenders beyond the typical High Street, including online specialists and those catering to unique needs you might not have considered. Unlike other brokers or banks, we stay fully impartial when it comes to your mortgage, protection, and equity release requirements.

As locals, we’re deeply involved in our community and share a passion for supporting local families. Nathan’s a big rugby fan and plays for his local team, Mark can often be found surfing down at the beach, Charlie loves walking her Sprocker, Pixie, Mike enjoys nothing more than a full weekend of motorsport, and Seb is dedicated to fitness and loves spending quality time with his wife. Kate, who keeps everything running smoothly, is equally passionate about making sure we’re helping families in the best way possible.

Making you part of the family

Step 1: Discovery Call

This is our first conversation with you. We will get an understanding of where you are now and where you want to be. We can tell you a bit about us and how we work – and how we can help you secure your mortgage. This is typically a 10 minute chat and is completely free of charge. 

Step 2: Get Mortgage Ready - Get Prepared

In order to give you the most accurate and most appropriate advice we want to take our time to get to know you. No two customers circumstances are the same. 

Before we discuss your options and give you advice we will check all of your circumstances and documentation in full.  

We give you instant access to your own secure client portal to provide us with your personal information. In addition to this we can communicate to you securely via the portal and provide you with life time access to your online vault - where your documents and our advice is securely saved. 

Step 3: Advice & Recommendations

Now that we know you and where you want to be – we can tell you three really important things:  

1.   How much you can borrow – so you know what your budget is – and what price you can buy at 

2.  What fees you will pay throughout the process – and what level of deposit you need 

3.  What your mortgage monthly payments will be – so you know that your mortgage is affordable 

In addition to the above – we can ensure that your monthly budget includes sufficient protection so you can keep your home no matter what life throws at you 

There are thousands of options in the mortgage and insurance market today, it's confusing and at times a little overwhelming - we will help you make decisions and will provide you with a single recommendation tailored for your specific needs 

Our advice will be documented in full to explain why these are the right options for you and your loved ones. 

Step 4: Pre Approving your Mortgage - Agreement in Principle

Once all documentation has been satisfied, the next stage is to get your mortgage pre-approved – this is known in the industry as an agreement in principle.  

We will submit your information to the recommended lender in order to assess affordability and perform a credit check. If successful, the lender will usually produce a certificate which shows that they are provisionally happy to provide you with a mortgage. They will want to see documentation and value the property you wish to buy/remortgage once things progress, however, this gives you the peace of mind that you can proceed and make an offer on a property. 
 
You can provide your agreement in principle certificate to the estate agents you are viewing property with in order to evidence that you are in a proceedable position and your mortgage is pre-approved. 

Now that you have your mortgage agreed in principle and we have verified all of your documentation – you are now in a position to confidently start viewing property! 

You can focus on the fun part of buying your new home knowing that your mortgage is ready and waiting once you have an offer accepted on a property. We will hold your hand through the process from giving you guidance on how to make an offer, helping you choose the right type of survey and even help finding solicitors. 

Step 5: Offer Accepted - Mortgage Application Submission

You have now had your offer accepted on a property – we finalise your mortgage and insurance arrangements down to the penny.  

We update your documents prior to your application being made, update any changes in your circumstances and reconfirm our advice – this is the point where we help you take a leap of faith and begin the process of buying a property. 

We will liaise directly with the lenders to answer any questions that they might have as part of the application process. It is common for lenders to ask for additional documentation as part of the process – don't worry this is normal. We have built up excellent relationships with lenders over the last 14 years of giving advice and this puts our customers in the best position to have successful mortgage applications  

Step 6: Mortgage Offer

This is where the lender confirms they are offering you the mortgage and sets out their conditions. This is a very exciting moment for all our clients and it's at this stage we will double and triple check that the offer is everything you expected to move you a step closer to owning your home. 

Step 7: Exchange & Completion

When purchasing property, exchange of contracts is when the process becomes legally binding. We will ensure that all protection options are put in place so you are fully insured for the day you get your keys.  

Completion will see the mortgage money being transferred either to pay off an existing mortgage (re-mortgage) or to a solicitor to finalise a purchase transaction and request for the keys to the new property to be released. 

This is the best part of your journey and usually where your journey ends with your bank / mortgage adviser... NOT IN THE MEWSTONE FAMILY!  

Step 8: The Journey Continues

As the Mewstone family grows we aim to stay in contact with you every 6 months because things change, we want you to feel confident you have trusted advice at your fingertips. This could be at a time where you may be thinking of moving home, having children, build an extension or your mortgage is coming to the end of its fixed rate period. We are always here to support you.

Frequently Asked Questions

How much do you charge?

Our advice and recommendation to you will be given free of charge. When making an application, we charge our new clients £499 at the point of application. Once you’ve joined the Mewstone family, our existing clients will pay £299 at the point of application. If you have a Buy-to-Let property, we will charge £599 to new clients and £399 to an existing client.

Do you only do Mortgages?

Whilst Mortgages are our passion, we can also assist with all things protection, later life lending for borrowers over 50 and commercial lending.

So whether you’re looking for life insurance, home insurance, equity release or a commerical loan – we can help!

What's the difference between you and my bank?

Your bank will only only be able to offer you their deals, whereas we can search the whole of the market without any bias towards one particular lender. We have access to 120+ lenders from the whole market at our disposal including exclusive deals only available to mortgage brokers!

Do you offer telephone appointments?

We do! Whether you want to speak by phone, email or virtually, or even in person! We’re ready to have a chat with you.

I would highly recommend Mewstone Mortgages. Buying a house for the first time is daunting, especially when you are self employed. Mike was brilliant in knowing more specialist lenders for this. Nothing was ever too much trouble and he spent lots of time explaining everything extremely thoroughly. He is really friendly and highly professional. Highly recommended! We needed to release equity from our home, initially we went directly to our mortgage provider who were a waste of time tbh & said we could only have a fifth of what we required?Mewstone we're recommend to us via a Facebook group & they managed to get us an offer from our same mortgage provider for 100% of what we initially asked for! Go figure that out?The whole process is straight forward & very quick as long as you have your paperwork in order. And the best thing about it all is we only had to pay £99 because we were keeping our same provider!Definitely using them again & more than happy to recommend them to everyone.

Myself and my wife re located from Kent back to Plymouth, we had sold our home and had some money to buy a new home in Plymouth unfortunately we did require a mortgage to assist us, we are both over 50 and we were looking for a home, which would require a decent size mortgage, my wife is retired and I still work and with finances in a few different areas we thought it would hard to obtain a good mortgage.We were given Mike from Mewstone details having heard good vibes from his work. Mike made contact, we explained our circumstances and he was able to assist us quickly with a mortgage in principle at the right amount of loan, we are now going through the paces of buying our home and this has been completed very quickly by the mortgage lender with Mike by our side all the way, great honest advice, explained in plain English, upfront with all costings and also will explain if things go wrong honestly. Our house has a very odd issue with holding a freehold title as well as a leasehold title, so Mike is assisting us each step of the way and being our go between with solicitors and estate agents.We are very happy, would 100% recommend Mike to anyone who asked, his specialist area is mortgages for older people but I am sure he can help many others looking for assistance with mortgages.
